I've rented roughly a dozen rehearsal spaces in four states over the years. Francisco Studios has been my best experience so far. The building is 24/7 access, secured, and even has a covered bay for load in/out in all weather conditions - something that's very clutch in Colorado. We have a 20x15 room that has nice high ceilings and even accommodates some storage racks with space left over (four-piece band with stacks and keys).
The rooms themselves are a comfortable temperature year round. Sound proofing could be a little better but has not proven to be an issue except for at peak times. Off-peak, we've been able to get very usable recorded tracks there.
Oh, did I mention the bathrooms are clean? Really clean? Most rehearsal space bathrooms are awful - these are great.
Some people seem to have a problem with the manager. I've never had one - he's been friendly and uniformly reasonable. He expects you to be an adult, pay your rent on time and live by the terms you agreed to when you signed up. If you have a problem with that, it's says more about you than him/the studio.
